What Seal Coating Can Do
Seal coating will protect your pavement from the damaging effects of water, oil, salt, and other elements that it is exposed to every day. These elements can penetrate the pavement and cause damage over time, creating cracks that can turn into pot holes and other more serious damage.
By protecting the pavement from the corrosive effects of these elements, seal coating will add as much as 20 years of life to your pavement. In order to get this benefit, you have to apply the seal coating within the first 12 to 18 months after the pavement is laid and then you have to apply it again every two to three years. The seal coating should be performed in conjunction with yearly maintenance that includes filling cracks and cleaning the pavement. Two coats of seal coating should be applied, not just one.
When applied to a healthy pavement, seal coating will make the surface smoother, which will make it easier to clean. The seal coating will also retain heat better, which will make it easier for the pavement to melt snow and ice during the coldest months.
What It Cannot Do
Seal coating is not a magical fix. If you apply seal coating to pavement that has been neglected and that has already suffered damage, the coating will quickly wear away. The seal coating will not provide any real fix; it will only improve the look of the pavement.
Seal coating does not resurface asphalt, nor will it level out uneven areas of asphalt. It will not revive damaged pavement.
If you apply seal coating to pavement that has not been previously maintained, it will only have minimal benefits. The damage on the pavement will equally damage the seal coating.
